New California Law Requires Regular Inspections of Condominium Exterior Elements
As of August 30, 2019, a new California law, Senate Bill No. 326, has been enacted, impacting condominium associations across the state. This law, an amendment to the Civil Code, mandates the regular inspection of exterior elevated elements in condominium projects to ensure the safety of residents.
Under Senate Bill No. 326, condominium associations are required to conduct visual inspections of exterior elevated elements, defined as load-bearing components and associated waterproofing systems, at least once every nine years. These inspections must be carried out by a licensed structural engineer or architect, who will assess whether these elements are in a safe condition and compliant with applicable standards.
